FHA VOE Only Loan: Qualify on What Your Employer Verifies
Your pay stubs and tax returns do not always show what you really earn, especially with tips, bonuses or a recent raise. Our FHA VOE only program qualifies you on a written verification of employment (WVOE) from your employer, with less paperwork on the way to approval.
What is a WVOE only loan?
WVOE stands for written verification of employment: a form your employer completes, usually through an approved third-party service, confirming your job, your start date and what you are paid, including any overtime, bonuses, tips or commission. A WVOE only or VOE only loan uses that verification as the main proof of income instead of a stack of pay stubs, W-2s and tax returns.
Why your pay stubs may undersell you
A standard loan looks backward. It averages your past W-2s and pay stubs, and anything that varies, like tips, overtime, commission or bonuses, is often averaged down or set aside. If you were promoted or got a raise this year, last year’s tax return still shows the old number.
With our FHA VOE only program, your employer confirms your income directly through an approved third-party written verification of employment. That verification can reflect your current pay, including tips, bonuses and a recent promotion, so the loan is sized on what you earn today.
It is still an FHA loan: the same low down payment, the same flexible credit, and FHA mortgage insurance, with less documentation on the way to approval.

FHA VOE only requirements in Florida
- Purchase only. This program is for buying a home, not refinancing one you own.
- You live in the home. It must be your primary residence.
- Your employer takes part. Income is confirmed through an approved third-party VOE service, so your employer must be reachable through one.
- Automated approval. The file needs an approval from FHA’s automated underwriting system; it cannot be approved by hand.
- Not for renovation or assistance loans. It does not combine with an FHA 203(k) renovation loan or a down payment assistance program. If you need those, our standard FHA loan can.
- FHA rules still apply, including FHA loan limits and mortgage insurance.

FHA VOE only loan questions
What is a VOE only loan?
A VOE only loan qualifies you on a written verification of employment, where your employer confirms your job and pay through an approved third-party service, instead of relying on your pay stubs, W-2s and tax returns. Our FHA VOE only program uses that verification on an FHA purchase loan.
What does WVOE mean on a mortgage?
WVOE means written verification of employment. It is a form completed by your employer, or by an approved verification service on its behalf, that confirms your position, how long you have worked there, and your current and past pay, broken out into base pay, overtime, bonuses and commission.
Is a WVOE loan a no-doc loan?
No. Your income is fully verified, just by your employer instead of by your pay stubs and tax returns. That is why a WVOE loan can be an FHA loan, with FHA’s low down payment and flexible credit.
Can tips and bonuses count toward my income?
Yes. This program is built for pay that varies. When your employer confirms tips, bonuses or commission as part of your earnings, that income can be used to qualify.
I just got a raise. Will the higher pay count?
That is one of the main reasons to use this program. Your employer confirms what you are paid now, so a recent raise or promotion can be reflected instead of last year’s lower income.
What credit score do I need?
A 620 credit score or higher for this program. If you are below 620, our standard FHA loan or a short credit plan may be the better path, and we will tell you which.
How much do I need for a down payment?
As little as 3.5% of the price, the FHA minimum, and all of it can be a gift. The seller can also contribute up to 6% toward closing costs.
Can I use this to refinance?
No. This program is for purchases only. If you already own and want to refinance, see our refinance options.
