Florida’s Mortgage Broker Offering the Lowest Rates

We specialize in Florida residential mortgages.

At On Mortgage, we find a loan that fits each Florida borrower. Big banks often staff their mortgage desks with order takers and offer a limited menu of one-size-fits-all programs. Our loan consultants know what it takes to get a file through underwriting quickly, and because we are a licensed mortgage broker, we can send that file to many wholesale lenders and choose the one whose pricing and guidelines fit your scenario best.

That matters more in Florida than almost anywhere. Condo buildings, flood zones, insurance quotes, self-employed income and second homes all affect which lenders will say yes, and at what price. One application with us reaches all of them. Start in the Florida rate finder, or read about our team on the Florida mortgage broker page.

The same Florida home in eleven counties

Florida mortgage rates barely change from county to county. The payment does. Here is a $400,000 single-family home with 20% down, priced at each county’s live 30-year rate, with homesteaded property tax at that county’s millage and the county’s average homeowners premium scaled to the price:

Par pricing for an owner-occupied home with strong credit, 30-day lock. Taxes use county total millage after the homestead exemption; city levies vary. Insurance is the county average premium scaled by value, before flood coverage, HOA dues or CDD assessments.

The spread from the least to the most expensive county is several hundred dollars a month on the same house, mostly from insurance. That is why a Florida pre-approval should always include a real insurance estimate, and why shopping the policy can matter as much as shopping the rate.

Secure the Best Florida Mortgage Rates with On Mortgage

Florida, with its beaches, growing cities and no state income tax, offers one of the most dynamic real estate markets in the country. At On Mortgage, we provide competitive Florida mortgage rates and personalized loan solutions to help residents and investors reach their property goals across the state, from a first condo in Miami to a family home in Jacksonville.

For most buyers, the 30-year fixed is still the default, because it keeps the required payment low while insurance and taxes take their share. For buyers who can afford more each month, the 15-year saves a great deal of interest. On a $400,000 Florida home with 20% down, today’s numbers are:

$400,000 home, 20% down ($320,000 loan)30-year fixed at 6.625%15-year fixed at 5.750%

Florida’s Real Estate Market Overview

Florida presents a diverse array of properties, from luxurious waterfront estates to single-family homes in well-established neighborhoods, new construction in master-planned communities and a very large condo market. After years of rapid appreciation, the statewide market has cooled. Inventory has risen in most metros, homes are taking longer to sell, and buyers in many areas can once again negotiate on price and ask for seller credits.

The condo segment has changed the most. Florida’s post-Surfside laws require structural inspections and fully funded reserves for older buildings, and many associations have levied special assessments. Prices for older condos have softened, while single-family homes have generally held value better. On Mortgage is dedicated to helping you navigate this market by securing the most favorable Florida mortgage rates for your financial needs, and by checking a condo’s financeability before you commit.

Downtown Florida and Surrounding Areas

Florida’s downtowns, from Brickell and Las Olas to downtown Tampa, St. Petersburg and Orlando, are bustling centers for culture, dining and entertainment, while the suburbs around them offer more space and quieter streets. The financing is different in each.

Downtown condos

Lenders review the building: its reserves, insurance, investor ratio and any litigation. Some towers need non-warrantable or portfolio financing. See Miami, Fort Lauderdale and St. Petersburg.

Suburban and new construction

HOA dues, CDD assessments and builder incentives shape the payment. See Port St. Lucie, Orlando and Daytona Beach.

Waterfront

Jumbo loans, flood insurance and seawall condition come first. See Cape Coral and Boca Raton.

Military communities

VA loans with zero down near MacDill and the Jacksonville Navy bases. See Tampa and Jacksonville.

Florida Mortgage Rate Trends

Florida mortgage rates follow national markets, mainly the bond market and expectations for inflation and Federal Reserve policy, so they move with rates across the country rather than with local home prices. What is distinctly Floridian is everything around the rate: insurance premiums that rose sharply after 2022 and have begun to stabilize as new carriers entered the state, condo rules that changed which buildings lenders will finance, and a market that has shifted toward buyers in many areas.

These trends highlight the value of working with knowledgeable professionals. On Mortgage tracks Florida pricing daily, alerts clients when their scenario improves, and plans refinances for buyers who lock today and want to be ready if rates fall. See the refinance guide or run the refinance calculator.

Your own premium depends on the home’s age, roof, construction and wind mitigation features, and flood coverage is a separate policy. Property tax and homeowners insurance are estimates (1.2% and 0.85% of the home’s value per year). Your actual taxes and insurance premium depend on the property, exemptions and the policy you choose, and will be confirmed on your Loan Estimate. Run your own numbers.

Florida taxes on the mortgage itself

Florida is one of the few states that taxes a new mortgage at closing, and it sets title insurance premiums by regulation rather than letting them float. That makes part of every Florida closing cost estimate predictable. On a $400,000 purchase with a $320,000 loan:

ChargeFlorida rateOn this purchaseUsually paid by
Documentary stamp tax on the note$0.35 per $100 of the loan$1,120Buyer (borrower)
Intangible tax on the mortgage0.2% of the loan$640Buyer (borrower)
Documentary stamp tax on the deed$0.70 per $100 of the price (Miami-Dade differs)$2,800Seller, by custom
Owner’s title insurance premiumState-promulgated rate$2,075Seller in most counties; buyer in some South Florida counties
Lender’s title policy, issued togetherSimultaneous-issue charge$25 plus endorsementsBuyer (borrower)

Title premium uses Florida’s promulgated rate of $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 from $100,000 to $1 million. Endorsements, settlement fees and lender charges are additional and do vary, which is where comparing lenders saves money. Who pays each item is negotiable in the contract.

Because these taxes scale with the loan, they come up again on a refinance, and how much is due depends on how the new loan is structured. Ask us to quote your exact closing costs; our mortgage calculators can help you estimate first.

What moves your Florida mortgage rate

Credit score

Pricing changes in steps, usually every 20 points. Moving from 699 to 700 or 739 to 740 can lower the rate or the cost.

Down payment

Less equity means more risk adjustments and, on conventional loans, mortgage insurance until you reach 20%.

Occupancy

Primary homes price best, second homes higher, and investment properties highest.

Property type

Condos with less than 25% down and two- to four-unit homes add adjustments; non-warrantable condos go to portfolio lenders.

Loan size

Loans above $832,750 are jumbo; very small loans can carry their own adjustments.

Points and lock

Paying points lowers the rate; a lender credit raises it. Longer locks cost a little more.

Florida mortgage rates: your questions

Are mortgage rates different in each Florida city?

Only slightly. Lenders price by loan type, credit, down payment, occupancy and property, with small county-level differences at most. What varies widely across Florida is the total payment, because insurance, property taxes, flood coverage and HOA or CDD costs differ by location. The county table above shows that on the same home.

What is the conforming loan limit in Florida for 2026?

$832,750 for a single-family home in every Florida county. Loans above it are jumbo loans. FHA limits start at $541,287 and are higher in costlier metro areas, and VA has no loan limit for borrowers with full entitlement.

How do I get the best mortgage rate in Florida?

Compare several lenders on the same day with the same scenario, improve your credit score into the next pricing tier if you are close, consider a larger down payment, and decide whether points or a lender credit fit your plans. A broker does the comparison for you with one application.

Why is my Florida mortgage payment higher than my rate suggests?

Usually because of escrow. Florida homeowners insurance averages well above the national level in many counties, and flood insurance, HOA dues or CDD assessments may be added. We include realistic estimates in your pre-approval so the payment is not a surprise.

Does On Mortgage lend outside Florida?

No. On Mortgage is a Florida mortgage broker and lends on Florida properties only, which lets us focus on the state’s insurance, condo and closing-cost rules.
