Port St. Lucie Mortgage Rates Today: Affordable Living on the Treasure Coast

Port St. Lucie has become the Treasure Coast’s affordability story. Typical homes sell for around $400,000, well below Palm Beach County to the south, and that gap draws first-time buyers, growing families and people relocating from South Florida. Master-planned communities such as Tradition, St. Lucie West, Torino and the Riverland corridor keep new inventory coming.

Today’s par 30-year fixed for St. Lucie County is 6.875% for a well-qualified buyer with 20% down, and the 30-year FHA is pricing at 6.599%. Your own rate depends on credit, down payment and loan type, so On Mortgage shops multiple lenders on your exact scenario.

The rate is only part of the story here, though. St. Lucie County’s property tax rate is the highest of any county in our Florida data, and newer communities often add both HOA dues and a CDD assessment. Two homes at the same price can carry very different payments, which is what the table further down this page shows.

New-Construction Financing in Tradition & Riverland

Port St. Lucie is one of Florida’s busiest new-construction markets, and builder financing is not always your best deal. Builder incentives, such as closing-cost credits or a reduced rate, are often tied to using the builder’s affiliated lender. That can be a good offer, but sometimes the incentive is recovered through a higher rate, points or fees elsewhere. The only way to know is to compare a full loan estimate side by side.

Timing is the other challenge. A home that will not be finished for several months needs either a floating rate with a lock closer to completion, or an extended lock that holds today’s rate through construction for an added cost. We quote extended locks with independent lenders, coordinate the final inspection and appraisal with the builder’s schedule, and keep your closing on track.

Understanding HOA & CDD Costs Before You Buy

Many Port St. Lucie communities carry both HOA dues and CDD bond assessments. A Community Development District is a special taxing district that financed the roads, water and sewer lines, and amenities in a new community; homeowners repay that debt through an annual assessment that appears on the property tax bill, usually alongside a smaller operations and maintenance charge. Lenders count both the CDD and the HOA in your qualifying ratios, and they can meaningfully change what you can afford.

Here is the same $400,000 home, financed with 10% down at today’s rate, in three different settings. The HOA and CDD amounts are illustrative; every community’s are different and are disclosed before you sign.

New community with HOA and CDD$2,479$683$250$183 ($2,200/yr)$3,596$109,000/yr

At 6.875% par pricing for a St. Lucie County primary residence; PMI estimated at a 740 score. Taxes use the county total millage and the homestead exemption, and insurance is the county average scaled to price. Income needed assumes a 45% total debt-to-income ratio with $500 a month of other debts; lender limits vary by program.

The difference between the first and last rows is a few hundred dollars a month, the equivalent of a much larger change in the interest rate. That does not make CDD communities a bad buy. The assessment pays for infrastructure and amenities, and some CDD bonds can be paid off early. But it belongs in the comparison from the start. On Mortgage breaks those costs down before you write an offer, and pairs affordable FHA and zero-down VA options with the area’s family buyers. When a Port St. Lucie refinance pays

Many Port St. Lucie homes were financed through builder-affiliated lenders in the past several years, often at rates set when the market was higher. If that is your loan, compare it to today’s pricing. Owners with FHA loans can also look at removing mortgage insurance once equity reaches 20%, which may save more than a rate cut. Check the payback in our refinance calculator or see the refinance guide.

Port St. Lucie property taxes and homeowners insurance

Insurance on the Treasure Coast runs far below Palm Beach and Broward, which is a big part of Port St. Lucie’s appeal. Property taxes cut the other way: St. Lucie County’s combined millage is high, and CDD assessments in newer neighborhoods are billed with the taxes. Here is the escrow on a homesteaded single-family home at the typical price, before any HOA or CDD.

Your actual taxes and insurance premium depend on the property, exemptions and the policy you choose, and will be confirmed on your Loan Estimate. Run your own numbers.

Port St. Lucie Mortgage Rates: Frequently Asked Questions

What are today’s Port St. Lucie mortgage rates?

Live rates are shown at the top of this page and update from our lenders’ rate sheets. Your own rate depends on loan amount, down payment, credit score and loan type. Port St. Lucie’s affordability makes FHA and VA financing especially popular here, and the comparison table above shows today’s numbers for each.

Should I use the builder’s lender for new construction?

Not always. Builder incentives can look attractive but may not be the lowest total cost. Ask the builder’s lender for a loan estimate, get one from us with the same terms, and compare rate, points, fees and incentive in dollars. We also handle extended rate locks for homes still under construction.

What are CDD bonds in Port St. Lucie communities?

A Community Development District finances roads, utilities and amenities in a new community through bonds. Homeowners repay them with an annual assessment on the property tax bill, in addition to any HOA dues. Lenders include CDD and HOA costs in your qualifying ratios, so we break these down before you write an offer.

Is Port St. Lucie good for families and first-time buyers?

Yes. Prices around $400,000, insurance well below South Florida and plenty of new construction draw families and buyers priced out of Palm Beach County. FHA and zero-down VA options fit well, and resale homes on the original city grid often have no HOA at all.

How much home can I afford in Port St. Lucie?

That depends on your income, debts and the community’s HOA and CDD costs. The table above shows how much those costs change the income needed for the same house. Get pre-approved and we will give you a clear, accurate number for the homes you are considering.
