Clearwater’s Mortgage Broker Offering the Lowest Rates

We specialize in Clearwater residential mortgages.

Clearwater buyers often have their budget set before they have a house in mind: a monthly figure they are comfortable with. Lenders, though, quote rates, and listing sites quote prices. On Mortgage connects the two. We shop the rate across many wholesale lenders, then estimate the full payment, taxes and insurance included, so you know which listings genuinely fit.

Get your own quote through the Pinellas County rate finder, or see the Clearwater mortgage broker page for what to know about buying after the 2024 hurricanes.

Clearwater Mortgage Rates Today: Unlock the Best Deals for Your Home Loan

Pinellas County’s 30-year fixed is pricing at 6.750% this morning (10/26/2026) for a well-qualified owner-occupant with 20% down.

Working backward from that rate, this is roughly the most a Clearwater buyer could pay at four monthly budgets, counting principal and interest at 20% down plus homesteaded property tax and the county’s average homeowners insurance scaled to the price:

Monthly budgetHome price it supportsPrincipal and interestTaxes and insuranceDown payment (20%)
$2,200/moabout $318,000$1,655$545$63,600
$2,700/moabout $391,000$2,031$669$78,200
$3,200/moabout $463,000$2,407$793$92,600
$3,900/moabout $565,000$2,934$966$113,000

At 6.750% par pricing for a Pinellas primary residence. Flood insurance, HOA or condo dues and mortgage insurance on smaller down payments are not included and can be substantial. Clearwater’s city levy is part of the county total used here.

Two things stand out. First, taxes and insurance take a large bite in Pinellas, so a budget buys less house here than the rate alone suggests. Second, every quarter point you save on the rate stretches the budget further, which is why comparing lenders is worth the effort. If your target home is in a flood zone, add the flood premium before you settle on a price; it can range from a few hundred dollars a year for an elevated home to several thousand for an older, low-lying one.

Since the 2024 hurricane season, many Clearwater refinances have had less to do with rate and more to do with the house. Owners have used cash-out refinances to fund roofs, impact windows, elevation work or repairs that insurance did not fully cover, and some have used the improvements to qualify for lower premiums afterward.

If you are considering that route, the appraisal matters: lenders value the home as it stands, so completed repairs help. For larger projects, a renovation loan can base the loan on the after-repair value. Use our refinance calculator to compare, and see the refinance options available.

Clearwater 30-Year Mortgage Rates: Long-Term Stability for Homebuyers

Most Clearwater buyers choose the 30-year fixed because it gives the most room in the monthly budget, which matters with Pinellas escrow costs. Retirees downsizing from a paid-off home sometimes prefer the 15-year. On an illustrative $365,000 pool home in Countryside, the two compare like this today:

$365,000 home, 20% down ($292,000 loan)30-year fixed at 6.750%15-year fixed at 5.875%
Monthly principal and interest$1,894$2,444
Total interest over the full term$389,806$147,989
Each 0.25% in rate changes the payment byabout $49 a month on the 30-year

Pinellas County owner-occupied pricing at par; principal and interest only. The 15-year requires a higher payment but builds equity much faster.

The longer term also leaves a cushion for insurance renewals, which have been the least predictable part of the Pinellas payment. You can always pay extra on a 30-year; you cannot make a 15-year payment smaller without refinancing.

Clearwater FHA Loan Rates: Affordable Homeownership Solutions

FHA fits much of Clearwater’s inland housing: older single-family homes in neighborhoods such as Skycrest and Morningside, townhomes and villas, with 3.5% down at a credit score of 580 or above. Gift funds can cover the down payment, and FHA’s debt-to-income allowances help when insurance pushes the payment up.

FHA appraisers check that a home is safe and sound, so roofs near the end of their life or storm damage need attention first. The 203(k) program combines the purchase and repairs in one FHA loan. See the Clearwater FHA loan guide for current Pinellas County limits.

Clearwater’s Real Estate Market Overview

~$355,000Median sale, mid-2026
~63 daysTypical time to go under contract
BalancedRoom to inspect and negotiate
ElevationA key driver of value and insurance

Clearwater’s median sale sat around $355,000 in mid-2026, with homes usually under contract in about two months. The market has cooled to a more even balance between buyers and sellers. Prices vary sharply with location and elevation: Island Estates and beach properties trade far higher, and elevated or newer homes command a premium because they cost less to insure.

Living in Clearwater

Clearwater Beach and Pier 60 draw visitors year round, the Clearwater Marine Aquarium and the downtown waterfront park anchor the bayfront, and Countryside offers suburban shopping and schools in the north of the city. Tampa International Airport is about half an hour across the Courtney Campbell Causeway.

Beach and barrier islands

Condos and vacation homes where association finances, flood coverage and rental rules shape the loan.

Mainland neighborhoods

Established homes from Harbor Oaks to Countryside, many on higher ground with lower flood costs.

Clearwater homeowners insurance and property taxes

These are the figures behind the budget table above. Pinellas has the highest average homeowners premium in the Tampa Bay area and one of the higher county millage rates in Florida, so escrow often runs a large share of a Clearwater payment. Here is the estimate for a homesteaded single-family home at the median.

Average homeowners insurance, Pinellas County
$4,044/yr
For a typical $400,000 home, 21% above the Florida average of $3,355
Property tax rate, Pinellas County
19.39 mills
1.94% of taxable value, statewide median 1.58%
On a $355,000 Clearwater home, our estimate
Property tax, 1.20% of value$4,260/yr
Homeowners insurance, 0.85% of value$3,018/yr
Monthly escrow, before flood and HOA$606/mo

Your own premium depends on the home’s age, roof, construction and wind mitigation features, and flood coverage is a separate policy. Property tax and homeowners insurance are estimates (1.2% and 0.85% of the home’s value per year). Your actual taxes and insurance premium depend on the property, exemptions and the policy you choose, and will be confirmed on your Loan Estimate. Run your own numbers.

Clearwater Mortgage Rate Trends

With the market near balance, Clearwater buyers have more choice and more time than they did a few years ago. The biggest local variable has been insurance, as carriers re-priced coastal Pinellas after 2024 and new companies entered the state. Rates themselves track national markets, but the total payment here depends just as much on the policy.

We follow Pinellas pricing daily and can help you decide when to lock, and we get insurance and flood quotes in early so the budget you plan on is the one you close with.

Clearwater mortgage rates: your questions

How much house can I afford in Clearwater?

It depends on your rate, down payment and the property’s taxes and insurance. The table above shows the approximate price supported by several monthly budgets at today’s rate with 20% down. Flood insurance and HOA dues reduce those figures, so we include them once you have a property in mind.

Do I need flood insurance for a Clearwater home?

If the home is in a FEMA high-risk flood zone and has a federally backed mortgage, flood insurance is required. Even outside those zones, it is often worth carrying near the coast. Premiums under FEMA’s current rating system depend on the individual home’s elevation and characteristics.

Are Clearwater mortgage rates different from Tampa?

The base rate for the same loan is generally similar across Tampa Bay. What differs is the total payment: Pinellas insurance and property taxes tend to be higher than in Hillsborough, so the same rate produces a larger monthly cost.

Can I buy a Clearwater Beach condo with a mortgage?

Yes, but the building must meet lender requirements on reserves, insurance and inspections. Some beach buildings are non-warrantable because of rental activity or ongoing repairs, which calls for a specialist lender. We check before you sign a contract.

Is now a good time to refinance in Clearwater?

It depends on your current rate and plans. A refinance may also make sense to fund storm upgrades that lower insurance. Compare the monthly savings with the costs and see how long it takes to break even.
