Hollywood’s Mortgage Broker Offering the Lowest Rates

We specialize in Hollywood residential mortgages.

Two things decide how low a Hollywood rate can go: which lenders compete for your loan, and how much money is on the table to buy the rate down. On Mortgage handles the first by shopping your file across many wholesale lenders. The second is where Hollywood’s slow market helps. Sellers who have waited months for an offer are often willing to contribute toward closing costs or a rate buydown, and we show you how to put that contribution to work.

Hollywood Mortgage Rates Today: Unlock the Best Deals for Your Home Loan

Our Broward benchmark this morning, a 30-year fixed at par on an owner-occupied house with a fifth down and excellent credit, is 6.625% today (11/8/2026).

Every loan type caps how much a seller can contribute toward your closing costs, prepaid items and rate buydown. Knowing the cap tells you how much to ask for:

Loan typeMaximum seller contributionWhat it can pay for
Conventional, under 10% down3% of the priceClosing costs, prepaids, discount points
Conventional, 10% to 25% down6% of the priceClosing costs, prepaids, discount points
Conventional, more than 25% down9% of the priceClosing costs, prepaids, discount points
Conventional, investment property2% of the priceClosing costs and points
FHA6% of the priceClosing costs, prepaids, points and the upfront premium
VA4% in concessions, plus normal closing costsFunding fee, prepaids, paying off debts, points

A contribution can only pay for real costs; any excess is lost, so we size the request to your actual closing costs plus the points you want to buy.

Refinancing a Hollywood home can cut your rate, end mortgage insurance, switch an adjustable loan to fixed or turn equity into cash. Beach condo owners have one extra consideration: the building must be eligible for the new lender. Buildings that were mid-repair when you bought may now qualify for conventional financing, which can be a reason to refinance in itself.

Owners in Hollywood Lakes and Emerald Hills often use a cash-out refinance for impact windows or a new roof, which can lower insurance enough to offset part of the new payment. The refinance calculator shows your break-even; our refinance page explains the options.

Hollywood 30-Year Mortgage Rates: Long-Term Stability for Homebuyers

Most Hollywood buyers choose a 30-year fixed for its predictable payment, and in this market the seller can often help pay to bring that rate lower. Here is today’s live ladder for a Hollywood buyer putting 10% down on a home at the median price, showing what each step of points costs and saves:

Rate on a $436,500 loanAPRPoints cost or lender creditPayment vs. parPoints pay back in
6.375% 6.538% You pay $4,365 $72/mo less 61 months

Live 30-year fixed pricing for a Broward primary residence with 10% down; monthly mortgage insurance applies at this down payment and is not shown. A 6% seller credit on this price would be about $29,100.

Hollywood Best Mortgage Lenders: Your Trusted Partner in Home Financing

The lender that is best for a Hollywood loan depends on the property as much as the borrower:

Beach condos

Agency lenders for warrantable buildings; portfolio lenders for buildings with open assessments or high rental shares.

Second homes

Lenders with good second-home pricing for buyers who will use a beach condo part of the year, from 10% down.

Historic and older homes

Lenders comfortable with Hollywood Lakes and older inland homes, including renovation loans.

First-time buyers

FHA and low down payment conventional lenders for Park Side, Driftwood and west Hollywood.

Investors

DSCR lenders that qualify on rent where association and city rules allow renting.

Larger homes

Jumbo lenders for Emerald Hills, Hollywood Hills and waterfront homes above the conforming limit.

Hollywood FHA Loan Rates: Affordable Homeownership Solutions

FHA loans let buyers purchase with 3.5% down and more flexible credit, often at rates below conventional. In Hollywood, FHA has an extra advantage: sellers can contribute up to 6% of the price, enough in many cases to cover closing costs and the upfront mortgage insurance premium, so a buyer can close with little more than the down payment.

Single-family homes and townhomes in Park Side, Driftwood, Royal Poinciana and west Hollywood are natural FHA purchases. Beach condos are harder, because the building must be on FHA’s approved project list. Our Hollywood FHA loan page explains mortgage insurance, loan limits and condo approval.

Hollywood’s median sale price sat around $485,000 in mid-2026, with the average home needing about 116 days to sell. A slower market than most of South Florida, it gives buyers time, choice and leverage. We follow Hollywood rates every day so you can lock at the right moment for your purchase or refinance.

Downtown Hollywood and Beyond

Downtown Hollywood is a center for boutique shopping, dining and entertainment around Young Circle and the ArtsPark. Whether you want a condo near the action or a quiet home on a family street, the property type shapes your rate.

Downtown condos

Newer buildings often qualify for conventional pricing; check HOA dues and FHA approval status.

Hollywood Lakes & Emerald Hills

Larger single-family homes, some reaching jumbo loan sizes, with the best pricing at 20% down.

Inland neighborhoods

Ranch homes and townhomes where FHA and VA buyers can use seller credits to close with little cash.

Taxes and insurance on a Hollywood home

Your rate covers principal and interest; Broward insurance and property taxes complete the payment. The county’s average homeowners premium is among the highest in Florida, and homes east of US-1 often add flood coverage. Condo owners pay the building’s insurance through their dues and carry a smaller HO-6 policy. Here is the escrow on a homesteaded single-family home at the Hollywood median price.

Average homeowners insurance, Broward County
$6,220/yr
For a typical $400,000 home, 85% above the Florida average of $3,355
Property tax rate, Broward County
19.84 mills
1.98% of taxable value, statewide median 1.58%
On a $485,000 Hollywood home, our estimate
Property tax, 1.20% of value$5,820/yr
Homeowners insurance, 0.85% of value$4,123/yr
Monthly escrow, before flood and HOA$829/mo

Your own premium depends on the home’s age, roof, construction and wind mitigation features, and flood coverage is a separate policy. Property tax and homeowners insurance are estimates (1.2% and 0.85% of the home’s value per year). Your actual taxes and insurance premium depend on the property, exemptions and the policy you choose, and will be confirmed on your Loan Estimate. Run your own numbers.

Hollywood Mortgage Rate Trends

Forecasts call for modest gains in Hollywood over the coming year, led by homes near the beach and in the best-known neighborhoods. Rates move with the national bond market, but Hollywood’s local trend is negotiating power: with homes taking months to sell, sellers are more willing to cover costs or buy down a rate, especially on condos.

That makes a permanent buydown funded by the seller one of the best tools available here. A lower rate for the life of the loan is usually worth more than the same dollars taken off the price. We will run both options so you can see which saves more.

Hollywood mortgage rates: your questions

How much can a Hollywood seller contribute toward my loan?

It depends on the loan: 3% of the price on conventional loans with less than 10% down, 6% with 10% to 25% down, 9% above that, 6% on FHA and 4% in concessions on VA, plus normal closing costs. Investment properties are limited to 2%. Contributions can pay closing costs, prepaids and discount points, but not the down payment.

Is a seller-paid rate buydown better than a price reduction?

Often. A price cut lowers your loan slightly, while the same dollars used for discount points lower the rate for the life of the loan, which usually saves more each month. The exception is if you expect to sell or refinance soon. The rate ladder on this page shows the cost and payback of each step.

Can I get second-home rates on a Hollywood Beach condo?

Yes, if you will use it yourself for part of the year and do not rent it full time. Second-home loans need 10% or more down and price better than investment loans. The building must still meet the lender’s requirements, which we check before you make an offer.

Why do homes in Hollywood take so long to sell?

As of mid-2026 Hollywood homes averaged about 116 days on the market, largely because of the condo market, where buyers are weighing each building’s inspections, reserves and assessments. Well-priced single-family homes still sell faster. For buyers, the slower pace means more room to negotiate.

Do I need flood insurance for a Hollywood mortgage?

Only if the home is in a FEMA high-risk flood zone, which includes much of the beach and areas near the Intracoastal. Condo buildings usually carry their own flood policy for the structure. Inland homes are often outside required zones, though coverage can still be worthwhile.
