Hollywood Mortgage Broker
Hollywood homes are taking close to four months to sell, which hands buyers time and bargaining power. On Mortgage helps you use both: a full pre-approval, lenders shopped across a large wholesale network and a clear read on the condo or home before you commit.
Hollywood’s Mortgage Broker Offering the Lowest Rates
We specialize in Hollywood residential mortgages.
Every lender in the wholesale market sets its own price on the same loan, and those prices move every morning. A bank can quote you its number. A broker can show you a whole column of them. On Mortgage sends your one application to many lenders, compares rate, points, credits and fees, and walks you through which offer costs least for how long you plan to stay.
The other half of a low rate in Hollywood is choosing the right kind of loan for the property. An oceanfront condo along A1A, a 1920s home in Hollywood Lakes and a townhouse west of I-95 do not belong with the same lender. We match the property to a lender that is comfortable with it, which is often the difference between a smooth approval and a last-minute denial.

Your Trusted Hollywood Mortgage Broker: On Mortgage
Hollywood is known for its beaches, its historic downtown and an active real estate market. At On Mortgage we help Hollywood residents and investors put together mortgage financing that fits the goal, whether that is a first home, a beach condo for the winter months or a rental near the water.
First-time buyers
Townhomes and single-family homes in Park Side, Driftwood and west Hollywood fit FHA loans at 3.5% down and conventional loans from 3% down. In this market, asking the seller to pay closing costs is realistic.
Condo and second-home buyers
Hollywood Beach draws buyers from across the country and abroad who want a place on the ocean for part of the year. A second home loan can need as little as 10% down if the unit is for your own use.
Move-up families
Emerald Hills, Hollywood Hills and Hollywood Lakes offer larger homes and lots. Higher prices can push the loan toward the jumbo line, and we price both sides of it.
Hollywood’s Real Estate Market Overview
As of mid-2026, the median sale price in Hollywood is around $485,000, and homes typically take about 116 days to sell. That is a slow pace by South Florida standards, and much of the reason is the condo market: older beachfront and Intracoastal buildings have been working through Florida’s newer inspection and reserve requirements, and some buyers are waiting to see which buildings come out ahead.
For a prepared buyer, a slow market is an opportunity. You have time to read condo documents and get inspections and insurance quotes, and sellers are more willing to negotiate price, repairs and closing costs. Single-family homes in good neighborhoods still move faster than condos, but even there, buyers have more room than they did a few years ago. As your local Hollywood mortgage broker, On Mortgage helps you turn that room into savings.

Buying a Hollywood Beach condo with a mortgage
Many Hollywood Beach buildings went up decades ago, and Florida’s condo safety laws now require older buildings of three stories or more to complete milestone structural inspections, study their reserves and fund them properly. Some associations have handled this well. Others are paying for major repairs through special assessments. The difference shows up in the price, in the monthly dues and in which lenders will lend.
When you send us a condo listing, we request the association’s questionnaire and look at its budget and reserves, any pending or recent assessments, the rental mix, litigation and the master insurance policy. If everything checks out, conventional financing is straightforward. If the building falls short, we tell you before you pay for an inspection, along with the portfolio lenders that can finance it and the down payment they will want.
Thinking of renting the unit? Check both the association’s leasing rules and the city’s vacation rental requirements, then see how a DSCR loan qualifies the property on its rental income.
Hollywood homeowners insurance and property taxes
Hollywood shares Broward County’s high insurance average, nearly double the statewide figure. East of US-1, where many homes and buildings sit in flood zones, add a flood policy. West of I-95 the picture usually improves, and a newer roof, impact windows and a wind mitigation inspection can lower any quote. For a single-family home at Hollywood’s median price, with a homestead exemption, the numbers look like this:
Sources: Florida county homeowners insurance premiums (worthinsurance.com) and county total millage (movewithmomentum.com), updated October 2026. Your own premium depends on the home’s age, roof, construction and wind mitigation features, and flood coverage is a separate policy. Property tax and homeowners insurance are estimates (1.2% and 0.85% of the home’s value per year). Your actual taxes and insurance premium depend on the property, exemptions and the policy you choose, and will be confirmed on your Loan Estimate. Run your own numbers.
Hollywood Real Estate Forecast
The Hollywood housing market is expected to grow modestly in the year ahead, with steady demand for homes near the beach and in the city’s most sought-after neighborhoods. Its location between Fort Lauderdale and Miami, with the airport and Port Everglades minutes away and the Seminole Hard Rock among its major employers and attractions, keeps buyers interested.
Expect the condo market to keep separating into buildings that have finished their required work and those still facing it, with prices reflecting the difference. Single-family homes in Hollywood Lakes, Emerald Hills and the established neighborhoods should continue to hold value well. On Mortgage is here to help you secure the best rates and terms, and to refinance later if the market gives you the chance.

Hollywood mortgage broker: your questions
Is Hollywood, FL a buyer’s market right now?
Homes in Hollywood are taking about 116 days to sell, which gives buyers more time and leverage than in most of South Florida, especially in the condo market. That often means room to negotiate the price, repairs or seller-paid closing costs. Well-priced single-family homes in popular neighborhoods still sell faster, so be pre-approved before you shop.
Can I get a mortgage on an older Hollywood Beach condo?
Yes, if the building meets the lender’s standards. Lenders review the association’s reserves, insurance, assessments, rental mix and, under Florida law, its milestone inspection status. Warrantable buildings qualify for conventional financing. If a building does not, portfolio lenders can often finance the unit with a larger down payment. We check before you commit.
How much do I need to put down on a Hollywood home?
It depends on the loan. FHA requires 3.5% down with a 580 score, conventional loans start at 3% for first-time buyers and 5% for others, and VA loans require nothing down for eligible veterans. Second homes usually need 10%, and investment properties and non-warrantable condos need more. We will show you the options for your situation.
Do I need flood insurance in Hollywood?
Your lender will require it when FEMA maps the property inside a high-risk zone. That includes much of Hollywood Beach and areas near the Intracoastal. Elsewhere it is optional but often affordable. Condo owners are usually covered by the building’s flood policy for the structure, though some buy their own coverage for the unit’s interior.
Who pays a condo special assessment when I buy?
That is negotiable. Assessments already passed are usually the seller’s responsibility unless the contract says otherwise, and buyers can ask sellers to pay off or credit future installments. Lenders review large assessments, so disclose them early. In Hollywood’s slower condo market, sellers frequently agree to cover them.
Why use a Hollywood mortgage broker instead of a bank?
Banks offer only their own loans and often avoid older condos, non-warrantable buildings and self-employed income. A broker compares many lenders and knows which ones handle those situations. You get competitive pricing, more options and one consultant handling everything from application to closing.
