Most veterans assume VA wins every comparison, and usually it does. But a borrower with excellent credit and real savings can find conventional surprisingly close, and a veteran who has a down payment saved may wonder whether to use it. Sunrise, with a median price near $405,000 and a mix of single-family homes in Welleby and Sawgrass Estates and condos and villas closer to Oakland Park Boulevard, is a good place to run those numbers honestly.

On Mortgage prices every option side by side before you choose. Explore all programs on the Sunrise mortgage rates page, or ask our Sunrise mortgage broker team to quote your exact situation.

Sunrise VA Loan Benefits: Flexible, Affordable Home Financing

To test VA against its strongest competition, take a borrower with a 740 score buying a $405,000 Sunrise home. Conventional pricing and PMI both improve with high credit, so this is where the gap is smallest. Live Broward quotes this morning:

Owner-occupied purchase, 740 credit, quoted for Broward today. VA shown with the first-use funding fee financed. Property taxes, homeowners insurance and any association dues come on top of every column.

Even at 740, VA’s lack of mortgage insurance keeps the monthly cost lower, and it gets there with no money down. Conventional has two real arguments: the PMI eventually cancels, and there is no funding fee. If you plan to stay a long time and keep extra cash in reserve, those deserve a look. For most Sunrise buyers, they do not outweigh paying nothing at closing.

VA Loans in Sunrise for First-Time and Veteran Homebuyers

Zero down is VA’s famous feature, but it is optional. A veteran who has saved can put 5% or 10% down, and VA rewards that with a lower funding fee on top of the smaller loan. Whether that is a good use of savings depends on what the money would otherwise do. On the same $405,000 home at today’s VA rate:

Down payment$0$20,250$40,500

Principal and interest$2,615/mo$2,468/mo$2,333/mo
Monthly saving against nothing down $147$282
Funding fee saved $2,936$4,151

Priced at Broward’s 30-year VA par of 6.500% today; the rate itself is assumed the same at each down payment, since VA pricing changes little with it. Veterans exempt from the funding fee save only the interest on the smaller loan.

How to read it: the 5% column is the most efficient step, because it both shrinks the loan and drops the fee tier from 2.15% to 1.5%. Going on to 10% saves less per dollar. A first-time buyer who would be left with thin savings after closing is usually better off putting nothing down and keeping the cash for the first hurricane season, a new water heater or the gap until the first paycheck in a new job. A buyer with plenty in reserve may prefer the smaller loan.

VA Home Loans in Sunrise: Low Rates, No PMI

On Mortgage helps veterans and military families compare VA rates across lenders, whether you are buying in Welleby, Sawgrass Estates or Sunrise Golf Village, near the arena and Sawgrass Mills. Rates differ between VA lenders by more than people expect, and credits toward closing costs differ even more, so the lowest advertised rate is not always the cheapest loan.

Sellers in Sunrise were waiting roughly three months for buyers in mid-2026, which makes it reasonable to ask the seller to cover your closing costs. VA lets a seller pay all of your normal costs and add concessions on top, capped at 4% of the price, which can cover the funding fee from the table above.

2026 VA Loan Limits in Sunrise

The old version of this page said Sunrise veterans could finance up to $832,750. That figure is not a VA cap. A veteran with full entitlement can borrow more with nothing down, as long as income and residual income support the payment. The 2026 Broward conforming number becomes relevant when a previous VA loan is still outstanding, because it sets how much of the purchase VA can still guarantee:

Entitlement already in useRemaining guarantyLargest loan with no down paymentDown payment on $405,000
None (full entitlement)FullNo VA limit$0
$70,000$138,188$552,750$0
$130,000$78,188$312,750$23,063
$190,000$18,188$72,750$83,063

At the Sunrise median of $405,000. When the price passes the zero-down ceiling, the down payment needed is a quarter of the difference.

VA-Approved Condos in Sunrise

Sunrise has a large share of condos, from the age-restricted Sunrise Lakes community in the west to garden complexes near University Drive and newer villas. Big complexes are often made up of many separate associations, and VA reviews each condominium project on its own, so the approval of one building tells you nothing about the one across the parking lot. We look up the exact project before you make an offer, and if it is not approved, we tell you how long an approval request is likely to take. Age-restricted communities can be approved like any other.

Frequently Asked Questions: VA Loans

Is a VA loan always better than conventional in Sunrise?

Usually, because VA has no mortgage insurance and needs no down payment. With top credit, a large down payment or a long stay, conventional can come close, so we price both.

Should I put money down on a VA loan?

It lowers the funding fee to 1.5% at 5% down and 1.25% at 10% down on a first use, and shrinks the payment. It only makes sense if you will still have healthy savings after closing.

Does a down payment get me a lower VA rate?

Generally not by much. VA pricing changes little with the down payment; the main savings are the smaller loan and the lower funding fee.

Can I use VA for a condo in Sunrise Lakes?

Only if that specific association is VA approved. Large complexes are often several associations, and each one is reviewed separately.

Is there a VA loan limit in Sunrise?

No limit applies with full entitlement. With partial entitlement, the 2026 Broward conforming figure of $832,750 sets how much you can borrow with nothing down.
