St Petersburg Mortgage Broker
St. Pete buyers are choosing between a 1920s bungalow, a downtown tower with a bay view and a waterfront home that may or may not have flooded in 2024. Prices have eased and inventory is up. On Mortgage helps you buy well in that market, with lenders compared across a large wholesale network.
St Petersburg’s Mortgage Broker Offering the Lowest Rates
We specialize in St Petersburg residential mortgages.
The cheapest way to borrow is to let lenders compete. On Mortgage is a wholesale broker: your one application goes to many lenders, and we compare rate, points, lender credits and fees for you, then explain the difference in dollars over the time you expect to keep the loan.
In St. Petersburg, the right lender also depends on the house. A 1920s bungalow in Kenwood with original systems, a condo in a downtown high-rise, and a waterfront home in a neighborhood that took on water during Hurricane Helene each raise different questions in underwriting and insurance. Matching the property to a lender comfortable with it is how you get a good rate and a closing that stays on schedule.

Saint Petersburg’s Premier Mortgage Broker: On Mortgage
Saint Petersburg, with its museums, murals, waterfront parks and neighborhoods full of character, is a city we are glad to work in. A first-time buyer chasing a bungalow in Historic Kenwood and an investor eyeing the busy downtown want different things from a loan, and we structure each around the person in front of us.
St. Pete has changed a lot in the last two decades. Downtown has filled with condo towers, restaurants and museums, the waterfront has become a destination, and young professionals, retirees and remote workers have all moved in. The older neighborhoods around downtown, with their brick streets, bungalows and porches, are some of the most desirable in the Tampa Bay area. That variety means buyers here need a broker with options.
Discover Saint Petersburg’s Housing Market
Saint Petersburg offers everything from charming historic homes to modern condos with bay views. As of mid-2026, the median sale price is around $445,000, and homes typically sell in about 70 days. Here is how financing tends to differ around the city:
Old Northeast and Snell Isle
Grand older homes on brick streets and waterfront estates near the bay. Prices push many loans to jumbo size, and flood history matters on lower lots.
Historic Kenwood and Crescent Lake
1920s and 1930s bungalows with porches and character. Older roofs, wiring and plumbing are the insurance questions, so a four-point inspection comes first.
Downtown and Grand Central
High-rise and mid-rise condos, townhomes and lofts. Lenders review each building, and newer towers generally finance more easily than older ones.
Shore Acres and low-lying waterfront
Canal and bay-front homes, many of which flooded in 2024. Some have been raised or rebuilt. Elevation and repair history drive price and insurance.
Disston Heights and higher ground
Mid-century homes in the middle of the peninsula, on some of the highest land in the city, often outside flood zones and popular with first-time buyers.
Elevation, flood history and buying after Helene
In late September 2024, Hurricane Helene pushed a record storm surge into Tampa Bay, flooding neighborhoods on the St. Petersburg waterfront, including areas like Shore Acres and Snell Isle, along with homes along the bayous. Hurricane Milton followed two weeks later with damaging wind. The city has largely recovered, but the storms changed how buyers, lenders and insurers think about St. Pete property.
The single most important fact about a St. Petersburg house today may be its elevation. Homes on the higher ground in the center of the peninsula rarely flood. Low-lying waterfront homes may be beautiful but carry real flood risk and higher insurance costs. Some flooded homes have been raised or rebuilt to current standards, which improves both insurability and value. Others were repaired at their original height.
Before you make an offer near the water, ask for the elevation certificate, the flood claim history and the permits for any repairs. Homes that took on significant water may also have been subject to the city’s substantial damage review, which can require a home to be elevated if repair costs are high enough. We help you read these documents and choose a lender comfortable with the property.
Saint Petersburg: A Hub for Real Estate Investors
With its tourism, its cultural attractions and steady population growth, Saint Petersburg offers real opportunities for real estate investors. Its range of neighborhoods supports a strong rental market, from downtown condos rented to young professionals to bungalows near the hospitals and the university campus. Our brokers arrange financing for investment properties so your St. Pete investments earn lasting returns.
Short-term rentals face rules that vary by zoning, and the neighboring beach cities and many condo associations set their own limits, so confirm the rules before you buy. Long-term rentals are the steadier play in most neighborhoods. Remember that insurance on older or low-lying homes can change the math quickly.
A DSCR loan lets the property’s rent carry the approval, with LLC ownership allowed. See how it works on our DSCR loans page, then run numbers in the affordability calculator.
Insurance and property taxes on a St. Petersburg home
Homeowners insurance in Pinellas averages more than the statewide figure, and its combined property tax rate is among the higher ones in the state. In St. Petersburg the range is wide: a newer home on high ground with impact windows can insure well, while an older low-lying home near the water may need both an expensive wind policy and a flood policy. Here is the escrow for a homesteaded home at the citywide median price, before any flood coverage.
Sources: Florida county homeowners insurance premiums (worthinsurance.com) and county total millage (movewithmomentum.com), updated October 2026. Your own premium depends on the home’s age, roof, construction and wind mitigation features, and flood coverage is a separate policy. Property tax and homeowners insurance are estimates (1.2% and 0.85% of the home’s value per year). Your actual taxes and insurance premium depend on the property, exemptions and the policy you choose, and will be confirmed on your Loan Estimate. Run your own numbers.
What’s Next for Saint Petersburg Real Estate?
With a slight decline in home prices and more homes available for sale, Saint Petersburg’s market is becoming more accessible to buyers. Ongoing development downtown and revitalization in neighborhoods across the city continue to add to its appeal, and the arts, dining and waterfront that drew people here in the first place have not changed.
Expect the market to keep separating by risk. Homes on higher ground and homes that have been raised or rebuilt to current standards should hold value best, while low-lying homes that were simply repaired may keep trading at a discount. For a careful buyer, that creates opportunity. On Mortgage gives you the tools and knowledge to take advantage, and our refinance team is here if rates improve.

St. Petersburg mortgage broker: your questions
Is a St. Petersburg home that flooded in 2024 still financeable?
Often, yes, once the home has been properly repaired and is livable. Lenders will look at the condition and permits, and insurers will look at elevation and flood history. If the damage was severe, the city may have required the home to be raised. Ask for the repair permits, elevation certificate and claim history before you make an offer.
Which St. Petersburg neighborhoods are on higher ground?
The center of the peninsula is higher than the shoreline, and neighborhoods around Disston Heights and Crescent Lake sit well above flood level. Many low-lying waterfront areas are in FEMA flood zones. Check the specific address on the flood map and ask for an elevation certificate, since elevation can vary from street to street.
Can I finance a historic bungalow in Kenwood or Old Northeast?
Yes. The key is insurance. Older homes need a four-point inspection of the roof, electrical, plumbing and heating and cooling, and some insurers decline older systems. If updates are needed, you can negotiate them with the seller or finance them with a renovation loan. We pick lenders comfortable with older homes.
Is it a good time to buy in St. Petersburg?
Prices have eased slightly and inventory has grown, which gives buyers more choice and negotiating room than in recent years. We do not predict markets, but buyers who choose homes on higher ground or homes rebuilt to current standards, at a payment they are comfortable with, are in a strong position.
How do lenders treat downtown St. Pete condo towers?
They underwrite the tower along with you, pulling the association’s budget, insurance, any assessments and its share of rented units, and Florida’s newer condo laws added inspection and reserve requirements. Newer downtown towers usually qualify for conventional financing; older buildings vary.
Why use a St. Petersburg mortgage broker instead of a bank?
Older homes, waterfront lots with a flood claim and condos outside agency rules are exactly the files many banks turn away. A broker compares many lenders and finds one that fits both you and the property, at a competitive price, with one consultant from application to closing.
